Redevelopment Success

When McGuire Development purchased the former Sheehan Memorial Hospital, we envisioned a new space that would transform the area and add to the revitalization of the downtown core in Buffalo. We also knew it would be the ideal home for Time Warner Cable’s Business Class call center. Building on a real estate partnership that had existed for a number of years, McGuire Development’s team was able to successfully relocate the company to the facility as the anchor tenant, bringing hundreds of jobs to downtown Buffalo.

For the redevelopment of the site, McGuire Development performed a complete interior demolition and rehabilitation of the 160,000 sq. ft., five-story facility, resulting in a state-of-the-art professional office and STEM facility in the Central Business District. All interior furnishings and finishes were stripped, old building systems were removed and replaced with new energy efficient systems and a new roof was installed. The redundant power and connectivity already present within the building from its use as a hospital provide a valuable asset to all tenants, including anchor tenant Time Warner Cable Business Class.

Sustainability

McGuire Development installed all new HVAC systems, new windows with energy efficient coatings and LED lighting. Additionally, windows were created within the façade of the first floor as well as skylights in the roof providing abundant natural light within the call center.
